Community Rules and Guidelines

In an effort to preserve the quality of living for everyone in our community and for our next-door neighbors, the 1015 Piedmont Board is providing this summary of rules that must be followed by owners, tenants, and their guests.

Tenants are required to follow the rules and regulations as stated in our by-laws just as if they were owners. Landlord owners should provide these rules to their tenants prior to the signing of any lease. All residents, whether owners or tenants, are responsible and liable for the conduct of their guests.

Those who do not comply with these rules may be fined. In the case of a parking violation, vehicles may be booted or towed.

We want our community to be safe, friendly, and one of mutual respect. Your cooperation in following these rules will ensure that 1015 Piedmont remains a pleasant place for everyone to live.

Below is a summary of important community rules and guidelines. it is a subset of the full set of community rules as stated in our condo docs. Use the contact us page to send any questions to the board. Owners with questions about construction or renovations within their unit, please check the Architectural Control page.

Smoking

1015 is a smoke-free property. This includes the ENTIRE PROPERTY INSIDE AND OUTSIDE. Smoking is not allowed inside condominium units, stair halls, basement, storage units, parking lot, adjacent sidewalks and steps, on balconies or patios, or in the courtyard. Smoking includes anything lit or aerosolized for the purpose of inhaling and exhaling including but not limited to tobacco and marijuana.

Moving into or out of the Building

  1. Please take necessary steps and communicate to any movers so that no damage occurs to the doors, hanging light fixtures, walls, or any part of the stair hall when moving into or out of the building.

  2. The cost to repair any damage caused during moving will be charged to the unit owner/tenant.

  3. Owners must notify the board prior to any new tenant moving into the building and must pay a $200 move-in fee along with providing a copy of the lease. Owners, please review the Leasing Rules page prior to leasing your unit.

  4. New owners pay a $200 move-in fee when they close on their unit.

Pets

***Please also provide these rules to anyone who helps care for or walks your pets.***

  1. No one may keep more than two (2) dogs and a total of three (3) (including the dogs) generally recognized household pets per Unit. (Declaration, 14, h)

  2. Pets must be on a leash at all times when on the premises. Pets may not be left unattended for any period of time in a patio or balcony area.

  3. Pets must not be allowed to urinate or poop on any landscaped portion of the common areas. This includes all flowerbeds, front lawns, and the entire courtyard area. This site map illustrates the closest acceptable place to curb you pet: the strip of grass on the south side of the building adjacent to the Flying Biscuit parking lot.

  4. Allowing pets to urinate on landscaped areas results in “dead spots.” Pet owners are financially responsible for replacing any landscaped areas and plants that are damaged by their pet.

  5. Pet owners must immediately clean up after their pets and dispose of pet waste bags in an appropriate trash receptacle. No pet waste bags may be left in the common areas for any amount of time.

  6. If your pet has an accident in the courtyard, you must remove their poop or, if they have urinated, get the water hose (in front of the building behind the bushes) and wash off any sidewalk or planted area on which your pet may have urinated.

dumpster usage

  1. No furniture, appliances, oversized boxes, crates, or bulky packing materials may be placed into the dumpster.

  2. Do not leave any large objects in the parking lot outside of the dumpster.

  3. Delivery people should be told that they must remove large packing materials from the property.

  4. Please break down/flatten all cardboard boxes placed into the dumpster.

  5. The dumpster is emptied every Tuesday morning. If you have a lot to put into the dumpster, please do so Monday night, so there is room for other residents to dispose of their garbage throughout the week.

Balconies and Patios

  1. Objects over forty-two (42") inches in height, bicycles, laundry garments, towels and objects other than potted plants and patio furniture, shall not be placed on a deck or patio. (Declaration, 14, e)

  2. Do not use any balcony or patio space for storage including bikes, brooms or mops, boxes, or trash.

  3. Do not hang anything from the balcony including any signage, rugs, flags, towels, or clothing.

  4. Penetration of any deck or patio is prohibited.

  5. Enclosure of decks and patios also is prohibited.

  6. No additions other than planters may be attached to balcony/patio railings. Planters must match as close as possible to wrought iron of balconies and must either be planted or removed and stored.

  7. NO GAS OR CHARCOAL GRILLS ARE ALLOWED ON THE BALCONIES.

  8. Sweep and clean balconies regularly.

  9. Seasonal decorations are allowed but must be removed in a timely manner following the holiday.

  10. For owners wishing to install a screen door to their balcony or patio, review the standards here. Tenants may not install screen doors but may discuss this with their unit owner.

Windows and window Treatments

  1. The color and type of all window treatments (blinds, shades, or curtains) visible from outside the Unit must be white or off-white.

  2. Bars are not considered window treatments, are inconsistent with the aesthetic of the building, and are now allowed.

  3. No storm windows may be installed.

  4. No permanent screens may be installed. Here are 2 options for non-permanent screens that are allowable: option 1, option 2

  5. No signs, posters, or billboards of any kind may be posted in any window other than related to sale or lease of a unit as provided for in the condo docs.

stair halls

  1. Do not use the entry stair halls or the spaces underneath the stairs for personal storage of any kind.

  2. No bikes, boxes, or anything at all may be stored in the stair halls.

Parking

  1. Our building’s parking lot is for owners, tenants, and approved visitors only. All spaces are reserved. There is no visitor parking unless your visitor, with your permission, parks in your own designated space. No visitor may park in unoccupied parking spaces in the building parking lot, even for a brief period of time.

  2. All cars must be parked in designated, lined parking spaces.

  3. Do not (double) park behind another car outside of the designated, lined parking spaces.

  4. Anyone not following these rules may be towed. All towing expenses will be the responsibility of the owner of the vehicle.

  5. If an unknown vehicle is parked in your designated parking space, first attempt to determine if the owner is in the building. Send a message to the ‘1015 Piedmont neighbors” WhatsApp group and to the board (1015piedmontboard@1015piedmontcondos.com) with a description of the car, tag number, and where it is parked. Photos are also very helpful. After these attempts to find the owner of the improperly parked vehicle, the vehicle may be towed.

  6. Only Board members may call to have a car towed. Please follow all the steps in #5 to find the owner of the vehicle. We will not have a car towed until the above steps have been taken and everything is done to be sure the car does not belong to an owner, tenant, or approved visitor.

  7. Please do not park in the Flying Biscuit parking lot unless you are going directly to one of the businesses located in that building. Davis and Associates may tow or boot your car if they witness anyone parking in their lot and then crossing over and entering our building.

  8. Spaces # 1 and 10 are owned by Davis and Associates. It may be tempting since they are often empty at night and on weekends, but do not park here. Davis Associates may tow any car parked in either of these 2 spaces.
