All potential entry points were sealed, traps set, and new bait boxes were placed around the building. In addition to sealing holes around the building, new, metal dryer vents were installed for all units. They are of the same color and style installed when the building was renovated into condos. The old bait boxes from Orkin had been chewed into by squirrels and had no bait in them. This probably explains the dead squirrels that suddenly appeared around the building last year. In other words, Orkin has not been inspecting or refilling the bait boxes for some time.
Initially, a number of rats were caught in the newly set traps. Since then, no new rats have been caught indicating that they are no longer getting into the building. The work is guaranteed. We need everyone’s help in watching and listening for any rodents going in or out of any hole they may have missed. Also, let us know if you or your tenants hear any scuffling in the walls or ceiling. Breda will come out every 2 weeks to inspect the traps and check the bait boxes. This will gradually taper off after they are confident the building is protected. After that time, they will come out on an as-needed basis when we call.

Evaluate all courtyard, front, walkway, and step lights and associated wiring, replace burned out fixtures with LED, add remote access timer | 06/30/2016 | >Completed. Replaced the front spot lights (1 on each side illuminating the front of the building) and the 5 ground/up-lights in the courtyard (1 under each of 3 large oak trees and under each of the 2 crepe myrtles) along with a new wi-fi connected timer. Itamar, who helped us with the C and D intercoms, traced the wiring which was quite a task. We were able to eliminate one photo-cell timer and also remove another photo-cell timer that was not connected to anything. The ultimate goal is to have all exterior lights on the wi-fi timer. Currently, only the lights inside the courtyard are on the wi-fi timer. The front ground lights along the front sidewalks are on a photo-cell (we could not isolate that circuit at this time to add to the wifi timer). Lastly, the 2 front spot lights and the side and rear security lights are on a manual timer located just inside the door to the basement. So, we went from 4 to 3 timers which is a start. We can't move the circuit with the security lights to the wi-fi timer now as the voltage is too high. In the future, when we change the security lights to LED, we can then add that circuit to the wifi timer. We will investigate whether GA Power has a program to subsidize changing security lights to LED. We can only do that this year if it is little cost to us although it would save us a lot of money in the long run on electricity charges. >Fixutres received. From Chris: "[Bill] offered to build over flow joints so excess rain drains away from the building. Leak: Bill is offering to drill holes and put in downspout gaurds. I'll request a quote" 06/22/2015 - Gutter company came back to building to inspect gutters and downspouts thoroughly to see if any additional gutter work (other than installing no-clog guards) is necessary. 06/22/2015 - Masonry contractor recommended by Heritage completed visual inspection of back wall. "noticed several areas where water could be penetrating the mortar and brick. There are gaps and holes in various places. It looks to me like you will have to do some tuck pointing and sealing of the brick. There have already been repairs made from time to time but the mortar color used does not match and you may want to consider redoing these areas with the correct color." Also... "I did notice that the fascia board behind the gutter had water stains, the water may be overflowing that area or the roofing may not be directing the water into the gutter. Reducing that amount of water on to those areas will help greatly. The masonry work is questionable and we will need to do a water test to determine the point of entry, otherwise we will end up doing more work than might be necessary. Root nutrient treatment applied to interior courtyard oak trees which were also sprayed with insecticide to protect against boring beetles.09/24/2014 - We have taken every effort to save this tree and now must wait to see if our efforts were successful. We have consulted with our tree contractor, AroborGuard, who are certified arborists. They recommended, and we approved treating the trees for Ambrosia Beetles as trees in weakened condition are susceptible to this type of infestation. On September 24, ArborGuard also trimmed dead limbs and created greater clearance between the lower limbs and the building. C and D Intercoms do not work due to lightening strike | 06/24/2014 | Jessica Hill | 05/01/2015 | Item completed!!! :-) D intercom has been replaced with new Siedle system. Vendor obtained liability insurance. We paid deposit, so replacement parts could be ordered. Vendor is trying to schedule time with D residents to make repair. Jessica is coordinating. Vendor found not to have contractor liability insurance. Requested that he obtain before completing repairs to D building. If he does not, need to switch to option B which is selecting one of the other proposals to install Aiphone system, similar in style to current intercoms. If option B is pursued, other buildings will be changed to Aiphone system as Siedle systems age and fail. An update from Jeff on C and D building intercom repairs made on February 4. Jeff asked to pass along his thanks to everyone who made themselves available today while the repairs were being made. Jeff also deserves a lot of thanks for conducting a thorough RFP process and getting us this far. The results were mixed. All 4 units of the C building are now up and running (buzzers, intercom, and door release). Unfortunately, there are more extensive repairs needed for the D building. It appears that the power supply was fried by the lightening strike. Each building has its own power supply which is why the C building's intercom was not affected in this way. Further, the D outside call box may have water damage. The minimum required is to replace the power box for the D building. We will probably need to replace the outside call box as well. The next step is to wait for an estimate to get D up and running as well and as quickly as possible. Understandably, Jeff would like one of the D unit owners to volunteer to coordinate the last round of repairs. So, let Todd or Jeff know if you would like to volunteer for that. The repair person, Itimar, is now very familiar with our system. He will let us know how long it will take to get the parts as well as providing a new estimate. Repairs scheduled for Wednesday, February 4 at 1:30pm 12/14/2014 Jeff completed vendor analysis and presented to board with recommendation. Board meeting on Jan 26 to decide action. 11/17/14 During the annual meeting, Jeff Helms, member of the architectural control committee, volunteered to handle the rest of this project. They also proposed using sand in the sealant for greater traction and extended wear and an additive for faster drying time. Their estimate was the middle bid at $1,518 vs. $1,430 from A and A and $1,708 from GWP. Additionally, the board asked Paul Gwyn, Vice President of Construction at Heritage, and owner Adam Hinson to review the bids.
